2 ponds- 1 is 1/4 acre and 500,000 gallons and one is a seasonal frog pond. the large pond can be gravity fed to crops. Also there is a creek called the little scioto river that separates the woods from the fields.

No chemicals have been applied in the past 10+ years. The field has gentle slope, mostly south facing, and the woods are steep. 2 acres are very good fertility and drainage, mixed drainage on 1 acre, and 1-2 acres will need more organic matter. The woods is in great health overall.

OFF GRID HOMESTEAD. Looking for a long term tenant for my 2br, 1 bath Homestead, ideally 3-5+ year lease. Located just outside Beaver, Ohio. Ideal canidate would want to Organic Farm, start a plant nursery, or other cottage type industry.

Unique off grid Homestead on 18 acres in Southern Ohio. Home is fully furnished, fully Off-Grid Solar, compost toilet, rain water catchment, propane cooktop, and wood cookstove that heats house in winter. Has washer (line dry), fridge and freezer. No A/C, but may be able to have window units in the future. Home is ecologically designed and best suited for 2 people.

2 ponds, 1 stocked with fish, 1 seasonal frog pond, creek, 6 acre field and 12 acres of woods to explore. Small young orchard and 15 blueberry bushes. Property has not been sprayed with chemicals in the 12 years that I've owned it. This is a non-smoking home. Pets are welcome.

Ford 8n tractor and farming implements available for use. Very High speed internet available if you want/need to be connected for work. Tenant would need to mow and weedeat approximately 1 acre, and perform minor maintentance of off-grid solar, water, and compost systems. $1200/month. Utilities are minimal- $30 backup water bill, $50 for off grid electric, Firewood (free if you split it or can be purchased), Internet ($80, optional), and gasoline for generator (mostly intermittent winter use).

Property can't be insured due to wood cookstove, so large deposit ($5000, willing to accept multiple payments if needed) and renters insurance would be required at time of lease. Additionally, I will lead a woodstove safety training. Open to short-term trial periods to make sure it is a good fit for you (weekend, up to a month). It is a lot of work to live this kind of lifestyle- not for the faint of heart, but very rewarding!
